We manage the entire planning process from start to finish — including surveys, architectural designs, ecological reports, and council submissions. All costs are covered by us. Our goal is to maximise your land’s value through expert and strategic planning.

Partnership

We partner with landowners through joint venture agreements. You remain the legal owner while we handle all the hard work. You’ll stay fully informed throughout the process and share in the profits once the land is sold — all at no financial risk to you.

Development

Once planning is approved, we market your land to our trusted network of UK developers. We handle negotiations and secure the best deal on your behalf, ensuring a smooth and profitable outcome.

Process

Initial Meet & Greet

Before our first visit, we research your land — assessing ground conditions, covenants, and initial build potential. During this informal meeting, we’ll walk the site, take a few photos, and focus on understanding your needs and position to ensure a good fit.

Official Site Visit

We go deeper into the design, build, and application process. This visit includes capturing detailed site measurements, answering any questions, and solidifying our working relationship.

Planning Begins

We start due diligence, appoint architects, and initiate the planning process behind the scenes — keeping you updated every step of the way.

The Deal

You receive a formal option agreement — an offer to purchase the land above market value. This contract outlines the terms of sale and ensures clarity and fairness.

Submission

We aim to submit the planning application within 12 weeks of the sale agreement. Timelines can vary depending on the project’s specifics.

06

Planning Approved

Typically, within 12–18 months from our initial meeting, planning is granted. The project is packaged, sold to a developer, and you receive full payment. Construction begins shortly after.
